On Chemin Metairie Parkway, Youngsville's New Openings Keep Moving Into Old Addresses

October 22, 2026

Most of what's new on Chemin Metairie Parkway this fall opened in a storefront Youngsville already knew. Tito's La Casa moved into the space Le Soleil Orleans used to occupy. Primo's Bowl & Burrito Factory is going into the former Lit Pizza. Tropical Smoothie Cafe took over the old Zorba's, and Bistrology has been working toward an opening inside the former Cajun Market Meats. The one new business on the list without a familiar address is a brewery on Savoy Road, where the bar top is going in now.

Most of the corridor's changes come from tenants turning over inside existing buildings. When you want to know what's new, the better question is often who is in the space that used to be something else.

The Ledger, Address by Address

Here is how the turnover looks as of October 2026:

Address Earlier tenant Current or incoming tenant Status
1901 Chemin Metairie Pkwy., Suite 7 Villager's Cafe Ragin' Chicken Co. Ribbon cutting March 7, 2025
1821 Chemin Metairie Pkwy. Zorba's Tropical Smoothie Cafe Reported open April 2026
1901 Chemin Metairie Pkwy., Suite 5 Le Soleil Orleans Tito's La Casa Opening announced for Sept. 22, 2026
209 Centre Sarcelle Blvd., Suite 104 New space for this business Parish Ink, relocated from River Ranch Ribbon cutting Sept. 25, 2026
209 Centre Sarcelle Blvd., Suite 100 Lit Pizza, closed 2025 Primo's Bowl & Burrito Factory Coming soon, no date announced
2810 Chemin Metairie Pkwy. Cajun Market Meats Bistrology Listed as "Coming soon"

Two buildings account for most of the activity. Since early 2025, two suites at 1901 Chemin Metairie have gotten new restaurants. At 209 Centre Sarcelle in Metairie Centre, one suite now holds a relocated T-shirt shop and the one beside it is waiting on a burrito spot. You can see a full year of Youngsville's dining changes by walking two parking lots.

1901 Chemin Metairie Now Has a Sit-Down Italian Dinner

The Ragin' Chicken swap came first. In February 2025, Developing Lafayette reported that Ragin' Chicken Co. was taking over the former Villager's Cafe space in Suite 7. BY Local News covered its ribbon cutting with the Youngsville Chamber on March 7, 2025.

Tito's La Casa is the bigger change for this building because it's a different kind of meal. The Abbeville-based Italian restaurant took the former Le Soleil Orleans space. Developing Lafayette described the menu as New York-style pizza, pasta, seafood, chicken, veal, steak, salads, appetizers and desserts, plus catering.

97.3 The Dawg reported that the Youngsville location was set to open at 11 a.m. on Tuesday, Sept. 22, 2026, in Suite 5. It is the brand's third location, after 124 Concord St. in Abbeville and 1000 Parkview Dr. in New Iberia. The same report said the Youngsville restaurant would carry the full menu and a full bar. Hours were listed as Tuesday through Sunday, 11 a.m. to 9 p.m., closed Mondays.

Those hours matter for the calendar further down. A restaurant that seats you until 9 p.m. on a Saturday fits right after an afternoon event at the Youngsville Amphitheater.

A few doors away, Jeremiah's Italian Ice lists its Youngsville location at 1921 Chemin Metairie Parkway. Down the corridor at 1821, Tropical Smoothie Cafe opened in the former Zorba's space. Developing Lafayette reported it open in April 2026 with smoothies, smoothie bowls, wraps, flatbreads, quesadillas, sandwiches, salads and breakfast items.

Metairie Centre Is Filling Suite by Suite

At 209 Centre Sarcelle Boulevard, the newest open business didn't start out new. Parish Ink moved its retail shop from River Ranch to Suite 104, according to Developing Lafayette. The Youngsville Chamber scheduled a ribbon cutting for its grand opening on Sept. 25, 2026, and described the shop's Louisiana-themed T-shirts as rooted in Cajun culture, Acadiana and the Gulf Coast. The company's locations page now marks the Youngsville store "Now Open!" It doesn't list hours for this location and notes that hours are subject to change.

Next door, Suite 100 is the former Lit Pizza, which closed its Youngsville location in 2025. Primo's Bowl & Burrito Factory is taking the space with made-to-order burritos, bowls and tacos. In its July 31, 2026 report, Developing Lafayette said no official opening date had been announced. Until Primo's posts a date, treat it as coming soon.

The Longest Waits on the "Coming Soon" List

Primo's has company. The two other businesses still waiting to open show both sides of the pattern.

  • Bistrology, 2810 Chemin Metairie Pkwy. In July 2025, Developing Lafayette announced a brunch and coffee concept inside the former Cajun Market Meats and estimated a mid-fall 2025 opening. That estimate is a year old. Bistrology's own site still lists Youngsville as "Coming soon," with no date.
  • Fête Brewing, 1001 Savoy Rd., Suites 4 & 5. This is the one business on the list that isn't replacing a familiar name. Fête Brewing's site reads "Coming Soon" and "Construction Underway," with no opening date.

Fête's site tells its story in a few lines. It started in a basement in Colorado on a 10-gallon system, with neighbors who kept coming back for more after the first IPA, before the family moved to Lafayette. Developing Lafayette reported that the taproom plans house beers including Kölsch-style ales, pale ales, IPAs, amber ales, lagers, seasonal beers, a black lager and an oatmeal milk stout. It also said Fête doesn't plan to serve food.

The construction photos on Fête's site show framing and a bar top with a stained walnut finish. A bar top usually goes in late in a taproom build. Hours are already posted on a site that still says Coming Soon, so wait for an announced opening date before planning a visit.

The Savoy Road address also puts it in a different part of town from the Chemin Metairie storefronts. It shares the road with the Youngsville Sports Complex, which the Christmas Under the Stars listing on the Yodel event calendar places at 801 Savoy Road.

The Fall Calendar the New Tenants Will Share

The corridor's new hours line up with a busy stretch of free and community events:

  1. Harvest Festival, Saturday, Oct. 31, 4 to 6 p.m., Youngsville Amphitheater. Our Savior's Church – Youngsville is hosting a free event with a kids' candy zone, a maze, fun jumps, a petting zoo, face painting and food trucks, according to the Youngsville Sports Complex. It ends at 6, which leaves time for an Italian dinner at 1901 Chemin Metairie before Tito's listed 9 p.m. close.
  2. Career Fair, Nov. 10, Youngsville Sports Complex. It's listed in the City's September 10 meeting minutes, which also list a Chamber Golf Tournament on Nov. 20.
  3. Christmas Under the Stars, Saturday, Dec. 12, 4 to 9 p.m., Youngsville Amphitheater, 405 Railroad St. The City of Youngsville's calendar lists this year's date. The Yodel listing says First Assembly Youngsville presents Living Bethlehem as part of the evening.

The Sports Complex calendar notes that event dates and times can change, so check the day before you go.

For now, the clearest guide to new places in Youngsville is the storefronts you already pass: the Le Soleil Orleans suite now carries the Tito's La Casa name, and the Lit Pizza space at 209 Centre Sarcelle is waiting on Primo's.

When a storefront changes hands, I look at what the new tenant keeps, what it changes and how the space works for the people using it. If you're thinking about how a familiar space in your own life could work better, from a home near the corridor to a commercial suite with a past, Joan Beduze is happy to walk it with you and talk through what's there.
